New Waterfront Homes on Mt. Hood Hit the Market
Many new waterfront homes have recently hit the market for 2013. If you love the sound of a river out your front door or a bubbling stream lulling you to sleep at night, here are several new waterfront homes that just recently came on the market. The first four are on the Sandy River closer to Brightwood and three are currently used as nightly vacation rentals. The last three are located on the Salmon River which meanders through Welches before it joins the Sandy River near Brightwood. March Sales in Like a Lion
Nationally we are hearing of improving markets in most metro areas. The mountain has seen an increase in number of sales again with fifteen properties closing in March! This bodes good news for 2013. The month saw four forest service cabin sales in the Mt. Hood National Forest, three homes in Timberline Rim with two of the three being forecloses. Remaining sales were spread throughout the area from Sleepy Hollow on up to Meldrum Street in Government Camp. Current pending sales sit at 23 so we expect high numbers for the final April and May too.

Distressed Sales for Mt. Hood Area
Resent numbers for distressed properties were just released by multiple listing for the Portland Metro area graphed below. Although the numbers are shrinking and down from 35% or so from a year ago, the total sold homes are still around 22% of the market for bank owned and short sales. The first quarter of 2013 on the mountain saw 28 sales with only three bank owned properties in the mix. Bank Owned Properties for sale on Mt. Hood.
The Bite Of Mt. Hood 2013!
One of my favorite yearly events is the Bite of Mt. Hood. This is a fun filled fund raising event put on my the local Chamber of Commerce. It's grown into a huge event and has moved into larger accommodations at the Resort at the Mountain in Welches!

Market Numbers for March 2013
Wow, there was a lot of money flying around in March on the mountain. By the end of the month a total of 28 sales had closed since January 1st and 15 of those sales closed in March, more than half of the year totals. Six of those sales went pending in March and closed. All of those sales were cash and four on leased land in the Mt. Hood National Forest.
This is a surprise because the total market time for the homes that sold was 365 days. How could this be? Well our data base is quite small so things get a bit skewed in the numbers. One property at 25488 E CEDAR GLEN LOOP had a cumulative marketing time of 1412 days.... yes that is FOUR years on the market!
There is plenty of inventory on the market on Mt. Hood and we expect an active year.
