Monday Morning Inspiration

by Liz Warren

Hit the coffee below for some Mt. Hood inspiration for the day.

It's a dream come true. Secluded setting on Salmon Riverfront acreage with a custom built house. Cedar siding with a wall of windows facing the river, hardwood floors and a floor to ceiling fireplace. Open floor plan that is perfect for entertaining and plenty of square feet to sleep your family and friends. Gourmet kitchen to cook up the big meals including granite counter tops, tile, gas stove top and stainless steel appliances. Master bedroom on the main level with French doors to step outside and enjoy the river. After entering a private gated road and crossing two branches of Boulder Creek in Brightwood, you'll come to this secluded location off Twin Bridges Road to your little piece of paradise.

The Big Bonus for this location is that it borders a 100 plus acre BLM park with trails for hiking, play area for kids, ball fields and volleyball too! Who wouldn't want a BLM park in their backyard? Only 25 minutes to premium ski slopes and the Mt. Hood National Forest surrounds the area for tons of hiking trails throughout the forest.

Only one hour to your Mt. Hood Cascade paradise. A quick drive to the airport too.

How about some sales stats for the year?

61 total sales as of today. Pricing points are as follows:

<$200,000   35 Sales

$200,000-$300,000  14 sales

$300,000-$400,000   8 sales

>$400,000   4 sales

Mountain Closings Down for June 2013!

by Liz Warren

It came as a complete surprise when June 2013 sales info came out this week. Only five properties went to closing for the month according to RMLS statistics. July numbers will certainly make up for the slow down with 25 sales currently pending. The jump in interest rates slowed applications for mortgages according to lenders but I wouldn't exactly say that is reflected in our current pending sales information. We expect the surge in inventory to keep prices very affordable as many second home sellers have been waiting for an improving market.

Government Camp Fire Station New in 2014

by Liz Warren

Government Camp is slated for a new fire station in 2014 according to Dave Queener Senior Project Manager at Clackamas County. This will help lower rates and make emergency fires receive a quicker response time.  Construction could begin as early as spring next year. Chief Mik Eby of the Hoodland Fire District is hoping it would be operational by fall 2014. The land will be leased from the USFS for 99 years at a cost of $1.00
