Flood Insuarnce Update

The house just voted on a bill 306-91 to approve the Homeowner Flood Insurance Affordability Act with amendments.

The bill would repeal FEMA's ability to raise rates and use new flood maps. It will also cap rates at a max 18% per year. Refunds would be given to flood insurers who were unaware of the new increases without warning. The Senate must pass the amendment before the bill would become law.

Timberline Rim Sales Are Up

Timberline Rim is a subdivision located along the Sandy River. It strides the river with a small portion on the South side of the Sandy River and the majority of the subdivision on the North side of the river. Since the real estate bubble burst sales had slumped in the Timberline Rim development.

The "Rim" as it's know locally, is one of the more popular areas on the mountain. Primary and second home owners enjoy the amenities of the swimming pool in the summer, paved streets, a lodge, and the convenience of community water and sewer. The Rim has some of the most affordable home owner's association dues on the mountain. Sales have picked up over the past year with seventeen homes closing! Only three of those sales were bank owned properties and one short sale. This bodes well for 2014 real estate in this area. Mt. Hood Express Bus

Mt. Hood Express

If you haven’t noticed there’s a new bus in town. It’s called the Mt. Hood Express and it’s a new and exciting addition to the mountain. Great things are happening in Clackamas County and a recent Federal Lands Access Program grant of $476,000 has expanded the old Mountain Express, which expired in 2013,  to an even  bigger and better option for residents, workers and tourists to get to Government Camp and Timberline Lodge at a very affordable rate. The collaboration between Sandy, the Mt. Hood National Forest and required private grant match funding with the Resort at the Mountain, Ski Bowl and Timberline make the $2.00 ticket very affordable. 

Transportation to the mountain has evolved over the years but it's always been a challenge with a challenging road to Timberline and today's clogged roads and limited parking. Old School transportation was the Skiway. See the video below of the tram. The Skiway tram was built in the 1950's and loaded passengers on a tram bus that cabled up to Timberline Lodge starting at today's Thunderhead Lodge.

What closed on Mt. Hood in January

Sales are in from January 2014 for the mountain area. Good news on the higher priced end with four sales in the $300,000 range. More great news is that they were all in the Welches and Rhododendron area vs. Government Camp. This bodes well for this pricing point to start off the new year. Last year around 26% of sales were over $300,000 on the mountain with the majority of the higher end sales in Government Camp. 

Mountain sales hit the entire spectrum last month from subdivisions including the Resort at the Mountain, Timberline Rim, Zig Zag Village and one Condo at Fairway Estates. Only one forest service cabin closed.

Despite sub-freezing temperatures at the beginning of February and our resent monsoon rains, this President's weekend brought a huge crew up to the mountain to take advantage of the new snow. Better late than never! This week should be an exceptional one for skiers and boarders!

Sales are out for January on the mountain. Considering we had tons of sun and accessibility was good, closed sales continued into January after an exceptional fourth quarter for 2013! Our pending sales are holding steady and up from last January. The total market time is still showing a high number of days reflecting that we are still working on older inventory that is moving. 

News stories abound on lack of inventory but the mountain still has plenty to choose from and we expect a robust year with new listings coming on the market as we head towards spring. Continued low rates make purchasing right now an exceptional time to buy a home. Most expert predict we will see a full percentage point increase by this time 2015. This could easily increase a payment by $200 per month!

Septic Tanks on Mt. Hood

Septic tank replacement and installation is something we deal with on a regular basis on Mt. Hood. Many of our properties were built in the 1930s and 1940s so the time is coming where a tank replacement or system replacement is coming due. 

Many of our cabins, including forest service cabins on leased lands, are used on a fairly limited basis.  Some owners use their cabins every weekend and others once a month. It’s not unusual at all to find 300 gallon septic tanks used with older septic systems.  

Today’s regulations have changed for septic tanks. DEQ requires new tanks to be at minimum 1000 gallon tanks. Check out the tank that was recently installed at one of my listings at the forest service.

                                   It does look like it’s as big as the outbuilding!
