If you need a great getaway from the city that's only one hour away from Portland, there can't be a better choice than a Mt. Hood National Forest cabin. They're located in Government Camp and Rhododendron mostly and the forest is filled with 550 cabins! Although they can only be used as second homes they are often a choice for many second home buyers who want an easy accessible location from Portland. 

Keep in mind there is a yearly permit fee ranging from around $1900 to $2800 to own a cabin. The lease/permit is somewhat like CC and R's in a homeowner's association with the rules of ownership.

Mt. Hood Express bus service to hold community meetings in July

 The Mt. Hood Express bus service invites the public to attend community meetings in Sandy, Welches and Government Camp to share ideas, concerns or to learn more about the Mount Hood Transit Implementation Plan.

 Residents and visitors to the Mount Hood area are encouraged to attend one of these meetings, all held in July, and help shape the Mt. Hood Express public transportation system.

 “These public meetings are important to make sure that our transit plan considers the ideas and concerns of the public, both current and future riders,” said Jacques Livingston, Administrative Analyst with the Mt. Hood Express.

 The Mt. Hood Express bus service runs along U.S. Highway 26 between the city of Sandy and the Government Camp/Timberline areas. The service has recently expanded to seven daily trips during winter months and six daily trips the rest of the year. Additional service enhancements, including ski equipment boxes and bike trailers, provide a unique opportunity for recreational passengers visiting the region. The service is a much-needed transportation option for local residents to travel for employment, medical appointments and vital services.

Sandy Mountain Festival 2015

JULY 11th and12th!

One of the Mt. Hood areas mountain favorite events during summer is the Sandy Mountain Festival. This year marks the 43rd year of this summer festival. The local parade starts at 7:00 pm on July 9th. Horses, cars, floats, marchers, music and the 5 generation Sandy court . Plus Bear and Mountain Man will all be there too! 

Booths filled with crafts and food will open this weekend from 10-8 on Saturday and 10-6 on Sunday. Carnival rides for kids is a big feature too. The festival has live music and delicious food  at Meining Park. Over 120 local artists are participating during the festival from painters, jewelers, potters and more! 

This is a great fund raising event for this weekend!

April Closings on Mt. Hood Slide

The market conditions report in RMLS were a surprise for April with five closed sales for the month. Inventory surged in April with a whopping 31 new properties to hit the market. Although this news was a bit unnerving, there's currently 24 pending sales in line for closings so it could be a matter of the slower winter contracts in January and February that finally closed in April. I expect May and June's numbers to be substantially higher. 

Recent surges in purchases have caused longer inspection periods due to scheduling home and septic inspections. The second delay is the appraiser delays. They are backed up due to the number of buyers purchasing this spring. 

Although it's not reflected in April's closings, we will be seeing a great summer of activity this year.  I've posted the five closed sales under the RMLS chart below.

Real Estate Sales on Mt. Hood for March 2015 Summary

Recent numbers came in from RMLS for March 2015 mountain area sales.

Area 153, as defined by RMLS, compromises the Mt. Hood market and is physically a smaller area than probably most as listed in RMLS stretching from Government Camp to the Cherryville Hill area between Brightwood and Sandy. This space stretches around 30 miles as the crow flies from one end of Highway 26 to the other. 

I'm bringing this up because despite what these numbers tell us, our market is hoping and it's not really reflected in the RMLS numbers. The thirteen closed sales is consistent with the numbers we've seen through 2014 for a very strong market.

March stats were a bit surprising considering the amount of activity our office has seen. Pending sales are down nearly 40% from last year from March 2014. Marketing time is improving as inventory that had been sitting for sale a long time is moving out. Nearly a third of the current inventory came to market in March with 26 new listings! Our amazing spring like weather has led sellers to getting started early in the marketing process. We predict a very busy spring of sales.
