Small Series of Earthquakes on South East Side of Mt. Hood
A small swarm of earthquakes beginning on Sunday has shaken the ground on the Southeast side of Mt. Hood. Although this is not as a result of a movement of magma, like the St. Helens quakes, it does represent some unknown fault lines which swarm every couple of years. Typically these quakes range in the 2.5 area and lower. Here's the latest news story on the subject at KGW in Portland
Still Creek Fish Trap in the Mt. Hood National Forest
Still Creek meanders through the Mt. Hood National Forest and is one of the most popular waterways in our area. Not too far up Road 12A you’ll find this odd looking contraption in the water which is called a rotary fish trap.
This trap funnels the smolt, young steelhead and salmon, who are heading back to the ocean, info a holding tank. The tank is checked every day by Forest Service personnel who collect data, measure, weigh and count species of each fish. Once collected the fish are let go to finish their journey.
The fish trap will only be here till the end of June during the spring migration.
Mt. Hood Area Distressed Sales
You may think foreclosures and short sales have gone to the wayside in today's active market but surprisingly, although fewer are on the market these days, there are a few here and there. Take a look at the Portland metro market area. Nearly 11% of first quarter closed sales in Portland metro were either bank owned or short sales.
The Mt. Hood area also has a few short sales and foreclosures in the market. Here is activity for Government Camp, Welches, Rhododendron and Brightwood for the first quarter foreclosures only.

Mt. Hood March Sales!
March sales on the mountain poured in with sixteen properties closing! A huge variety from Government Camp to Brightwood including ski homes, starters, waterfront getaways and permanent homes. Pricing points of under $250,000 are the fastest moving in today's market.
Currently there are 47 residential properties for sale with two thirds of them over $300,000! We haven't seen inventory with this pricing point dominating our market in a very long time.

March Mt. Hood Real Estate Sales Are Up!
RMLS has just released sales for March of 2016 showing sales surged for the Mt. Hood area. Many buyers are moving to the area plus vacation home purchasers are on the increase as minimal inventory is creating multiple offers on many properties.
Compared to 2015 sales are up nearly 82% for March showing buyers are taking advantage of an improving Oregon economy and still low interest rates! Sixteen sales closed showing a strong first quarter finish. Compared to 2015 the first three months pending sales are up 63%. It's taking just over three months for marketing time as an average over all pricing points.
Although we are not at the PDX frenzy point yet, many buyers need to be ready to jump right in if they see the property they want because they can go quickly.
