February saw eight closed sales  for 2016. Two mobile homes at Mt. Hood RV Village, two Government Camp condos at Collins Lake and one Shadow Hawk Condo in Welches rounded out the month. Twenty six sales are pending so I suspect the numbers to increase substantially for March and April. Spring is in the air and sellers are tidying up their properties to bring to market. All indicators are pointing to  a busy year for the Mt. Hood market.

Here are the numbers for February 2016 sales and listings recently released from RMLS. Inventory increased by 23 properties for the month and pending sales were up a whopping 77.8% compared to the same time in 2015. This shows buyers are out early this year with minimal properties available and increased demand. The market time is reduced for this past month down to 73 days. Since the start of the year pending sales are up 45% from last year. Homes under $250,000 are seeing bidding wars.

One challenge for today's conventional home sales are getting appraisers to come to our area. Since we are not a cookie cutter community of homes many appraisers find the mountain more work, charge higher fees, and some turn down the jobs completely delaying the process. Getting to the thick of spring and summer hopefully will not delay our closings because of this but it potentially could.

Fishing On Mt. Hood

Are you ready to do some fishing on Mt. Hood or in Oregon? The Mt. Hood area has some beautiful rivers, creeks and mountain lakes from the well known Salmon and Sandy Rivers to Trillium, Timothy and Lost Lake. If your up in our area there's always the Fly Fishing Shop in Welches that has supplies, lots of info and guides for hire.  For kids there's the Rainbow Trout Farm on the East side of Sandy. Lots of great fishing in the Mt. Hood National Forest too!

The Cabin Fee Act

On of our top selling properties in the Mt. Hood area are the National Forest cabins in the Cascade foothills along many rivers and creeks near Rhododendron and Government Camp. The recently passed  Cabin Fee Act and has now instilled new forest policy for when a fee will be charged for a change over in the forest service permit. As a buyer of a forest service cabin in the Mt. Hood National Forest this charge will be a part of your closing costs for your purchase.

Mt. Hood Real Estate Sales for January 2016

January 2016 saw a slight decrease in the record breaking 2015. Thirteen sales closed for the first month of this year. Several condos were sold and two forest service cabins. The balance of the properties were scattered here and there throughout the area.

LEARNING TO FLY!
 
In the 1930's and 1940's, there were numerous women's magazines. Ladies' Home Journal and Good Housekeeping were two of them. They showed women in the role of the day - housekeeping. They suggested the number of times per week the home should be dusted, scrubbed, organized, and otherwise kept spotless. They suggested ways to look good when the "man of the house" arrived home from a tough day at the office. In short, those magazines and their publishers set up an impossible regimen of expectations for their readers.
 
SMany of us know women who have spent much of their lives trying to live up to the model housewife role prescribed by those magazines. The trouble is, many of them have (or had) dreams of their own, like wanting to write, or to travel, or to participate in the freedoms only men then enjoyed.
 
Today, any of us can achieve our dreams. All too often, however, we are still denied our destiny by the expectations set by others. We are bombarded by radio, TV, CD, DVD, and WWW messages that insist we follow their example, their guidelines, or their models. We allow our dreams to wither and die - waiting in line for their turn to blossom - never receiving the water of encouragement needed to grow and bloom.
 
What about your dreams? Need some encouragement to help you "think outside the box?" Begin by spending time with others who have already achieved their dreams. Leave your nay-sayer acquaintances behind. Read inspiring biographies. Pick up a copy of "Think & Grow Rich" or "The Seven Habits of Highly Effective People." If you haven't yet learned to "fly," pick up "Jonathan Livingston Seagull" or "Illusions" by Richard Bach.
 
As Jonathan says in the book, "Don't believe what your eyes are telling you. All they show is limitation. Look with your understanding, find out what you already know, and you'll see the way to fly
