Top Ten Cities People Are Moving To

by Liz Warren

As we all have noticed, lots of people are moving to Oregon from out of state. Here is a recent graphic from Realtor.com showing where people are moving to and the average price of the homes in those cities.

The Portland median home price is $416,300 which is the highest on this list. We've seen a significant number of out of state buyers moving to the mountain due to affordability. We're also seeing baby boomers who have lived in Portland all their lives heading to the mountain for retirement and some elbow room. Our inventories are down which means rising prices for homes in our area.

Mt. Hood Inspiration

INSPIRATION FOR TODAY:

"Good judgment comes from experience, and experience comes from bad judgment."

~ Barry LePatner

PERFECT BACKWARD VISION!

The reason there's so much humor in the "experience" we gain from our mistakes is that we all share in making errors - some of us learn, and some of us don't! That's where "good judgment" and "bad judgment" come in. When we make mistakes, and learn from them, we develop "good judgment." However, a lot of those mistakes that we have the opportunity to learn from are made because of our "bad judgment"!

Are some of us doomed to repeat history? What if we make the same mistake twice, but realize that we've done it? (You know, "Admitting you have a problem is half the solution"?) It's hard to "study" for the problems that life throws at us, but even if we had a lesson plan, we'd still wing it! As the last quote above illustrates, we have to actually go through the experience, hoping we don't fail, before we really learn the answer to how to handle the problem!

As Bobby McFerrin so popularly expressed it several years ago, "Don't worry, be happy!" If you're successful in your endeavor, congratulations! If you fail (or succeed with some degree of error), congratulations on your opportunity for further improvement! Chances are that life is not going to throw anything at you that you can't ultimately rise above, on your own or with some assistance.

Try a light-hearted approach to problem-solving. You really shouldn't treat this topic too seriously, or you'll get depressed and never try to accomplish anything out of fear of failure. So, it all boils down to this point: love your mistakes! Embrace your errors! They are one thing you can truly call your own!

A small swarm of earthquakes beginning on Sunday has shaken the ground on the Southeast side of Mt. Hood. Although this is not as a result of a movement of magma, like the St. Helens quakes, it does represent some unknown fault lines which swarm every couple of years. Typically these quakes range in the 2.5 area and lower. Here's the latest news story on the subject at KGW in Portland

Still Creek Fish Trap in the Mt. Hood National Forest

by Liz Warren

Still Creek meanders through the Mt. Hood National Forest and is one of the most popular waterways in our area. Not too far up Road 12A you’ll find this odd looking contraption in the water which is called a rotary fish trap.

Still Creek fish trap in the Mt. Hood National Forest

This trap funnels the smolt, young steelhead and salmon, who are heading back to the ocean, info a holding tank. The tank is checked every day by Forest Service personnel who collect data, measure, weigh and count species of each fish. Once collected the fish are let go to finish their journey.

The fish trap will only be here till the end of June during the spring migration.

Mt. Hood Area Distressed Sales

by Liz Warren

You may think foreclosures and short sales have gone to the wayside in today's active market but surprisingly, although fewer are on the market these days, there are a few here and there. Take a look at the Portland metro market area. Nearly 11% of first quarter closed sales in Portland metro were either bank owned or short sales.

The Mt. Hood area also has a few short sales and foreclosures in the market. Here is activity for Government Camp, Welches, Rhododendron and Brightwood for the first quarter foreclosures only.

Mt. Hood March Sales!

by Liz Warren

March sales on the mountain poured in with sixteen properties closing! A huge variety from Government Camp to Brightwood including ski homes, starters, waterfront getaways and permanent homes. Pricing points of under $250,000 are the fastest moving in today's market.

Currently there are 47 residential properties for sale with two thirds of them over $300,000! We haven't seen inventory with this pricing point dominating our market in a very long time.

Here are the March sales for 2016
