Check out the June sales statistics from RMLS! The average price of the 14 sales reached $343,300 with year to date average sales price hitting $312,200. These numbers tell the tale of less inventory and rising prices on the mountain.

As of today there are 66 properties for sale with 26 of those over $400,000. Twelve properties are under $200,000 with several in parks, which have rental fees or on leased land in the Mt. Hood National Forest. June saw 32 new listings hit the market and for July there's been a steady stream of new listings.

The rainy spring really delayed sellers getting their properties ready for market. With the shortage of contractors, landscapers, and general services on the mountain getting work done has been a real challenge bringing late comers to the summer market.

SANDY MOUNTAIN FESTIVAL THIS WEEKEND!

Today is the start of the fun activities of the Sandy Mountain Festival. Carnival rides, art and craft booths, music, food and all your neighbors will be attending for the next two days!

Dates & Hours: 2016

Saturday, July 8th - 10 a.m. - 7 p.m.
Sunday, July 9th - 10 a.m. - 5 p.m.

Pet Policy:

There are NO pets of any kind allowed in the park during the festival.

Parking and Transportation:

The City of Sandy will operate the SAM bus service during the Sandy Mountain Festival and both SAM and MHX services will be free.

Parking is available throughout town. Watch for no parking signs and parking time limits.

Sandy, Oregon is located at the base of Mt. Hood about 30 miles east of Portland. Head east to Mt. Hood on US HWY 26 and you will drive directly through Sandy. Meinig Memorial Park is located directly behind City Hall just past the past the intersection of Hwy 211on the right hand side of the street.

Mt. Hood National Forest Cabin Owner Meeting this Saturday

Please plan on attending the annual meeting of Mt Hood Forest Homeowners Association this Saturday, June 24th at Welches Middle School.  Sign in starts at 11:30.  Barbeque picnic lunch begins at noon and meeting will start promptly at 12:30.

 

We have a packed agenda featuring guests, Bill Westbrook, District Ranger, Mt Hood NF to discuss unregulated campers in the forest, target shooting and Fran Lanagan's upcoming retirement and replacement; Greg Wanner, Fish and Wildlife Biologist to update us on projects on the mountain as well as discuss invasive species removal; Tracy Kremer, Region 6 Land Use Manager; David Jacob, Water Master  and a full comprehensive project proposal on REPAIRING OUR CABIN ROADS.

 

We also have news to share regarding a new collaborative effort to obtain reasonably priced homeowners insurance for your cabin.

 

Bring a side salad or dessert and a chair and come meet other cabin owners, share a great meal, conversation and a very informative meeting.

Mt. Hood Real Estate Sales for May 2017

Today's Mt. Hood real estate market has small inventory and rising prices. Here is the info direct from RMLS for the month of May. Only 44 active listings for sale. Some properties are trickling in for the summer season. Only eight homes closed for the month and an escalating average sales price has climbed substantially from the $200,000 range. Entry level homes are nearly impossible to find with multiple offers as soon as they hit the market. Shortened marketing days show the high demand in this seller's market. The sub $300,000 market has been depleted showing the 17% average sales price change in the last row. Keep in mind, these stats are based on a very small market with minimal inventory.
