Mt. Hood Summer Sales Boom!

Mt. Hood summer sales boomed with 20 closed sales for the month of August! Believe it or not there were a few sales under $100,000 which is nearly unheard of these days. 

Mt. Hood National forest service cabins dominated the closings with seven sales! One cabin broke all sale records for a price of $337,000! Cabins maintain their popularity on the mountain for their uniqueness and pristine settings which can't be matched by any other properties in the area. 

On another note, Timberline Rim prices are escalating nicely. There's a lack of inventory and with the Rim having a more affordable pricing point, many folks are opting to purchase here for full time living and as a vacation spot.

Good news for mountain real estate. August numbers are consistent with most of the year monthly numbers with eleven sales for the month. From Government Camp to Brightwood, the numbers are good. Here's what sold for the month of August. Three forest service cabins closed this month, a record number for the year.

Recent numbers are out from the Multiple Listing Service for our August Mt. Hood sales. The numbers are squeaking out at a total of five sales for August.

Reflected in this chart is that pending sales compared to a year ago for the month of August are down 50%. Less buyers in the market at this time and more competition for sellers for those buyers. The number of closed sales is inaccurate as the real number is five vs. four.

The summer hang over from the governments home buyer's tax credit will be over soon and a more realistic number will appear in the months ahead. Despite all the media doom and gloom over the numbers, nationally about 10,000 homes close each day in the US.
