Mt. Hood Forest Cabins Under $160,000

If you need a great getaway from the city that's only one hour away from Portland, there can't be a better choice than a Mt. Hood National Forest cabin. They're located in Government Camp and Rhododendron mostly and the forest is filled with 550 cabins! Although they can only be used as second homes they are often a choice for many second home buyers who want an easy accessible location from Portland. 

Keep in mind there is a yearly permit fee ranging from around $1900 to $2800 to own a cabin. The lease/permit is somewhat like CC and R's in a homeowner's association with the rules of ownership.

One of the most often sought after properties on Mt. Hood are Mt Hood National Forest cabins located mostly above Rhododendron on up to just before the climb to Government Camp along Hiway 26. These cabins were mostly built in the 1930’s and 1940s by Portlanders who wanted a summer getaway thus the term “Summer Homes” used by the Forest Service.

Since that time the cabins have turned into much more than “Summer Homes”. Many skiers who want a weekend getaway close to Mt. Hood’s ski slopes find these cabins the perfect affordable option compared to the higher priced condos and chalets in Government Camp. 

Cabin sales make up around 17% of market sales in 2012. The cabins are anywhere from rustic  hand crafted cabins to completely remodeled and updated cabins fully insulated with gourmet kitchens and hardwood floors.  

The best part about National Forest cabins are the locations. Several waterways meander through the woods including Still Creek, Camp Creek and the Zig Zag River which crosses both sides of Hiway 26. Waterfront cabins are some of the most popular for buyers. The pristine forested setting   and regulated ownership requirements of the permit keep this area one of the most beautiful, undisturbed and anesthetic experience you can have on Mt. Hood.

Mt. Hood Cabin Sales

Mt. Hood National Forest Cabin sales hit a total of five over the past four months. Despite the colder weather of winter we saw buyers ready to purchase, mostly with cash, in todays Mt. Hood real estate market.  Many of these national forest cabins had been for sale over a year so the pricing points were finally hitting the area where buyers were ready to take action. Mt. Hood cabins are located on leased land and are not available for traditional bank financing. Tightening of credit had pinched off some alternative sources of cash for buyers of these charming cabins. Although prices for sellers have taken a big hit like all real estate, a Mt. Hood cabin is a wonderful choice for a second home on Mt. Hood. The pristine settings on Zig Zag River, Camp Creek or Still Creek in Rhododendron and the Government Camp area make for a wonderful natural setting for a getaway.

Even More HELOC issues

Many buyers of Mt. Hood properties in Welches, Government Camp and Rhododendron use HELOCS to obtain downpayments and purchases of second homes and investment properties. With a pinching off of HELOC funds, this could impact sales in our area.

Do you have a home equity line of credit? Well, be sure and check if you think you do because many banks are pulling these and notifying owners after the fact. Some homeowners are writing checks on these equity lines and finding their checks have bounced even before the notification.

Housing prices are adjusting downward all over the nation. Home Equity Lines of Credit are based on home valuations. Depending upon what state you live in, the amount of your total home debt can be 65% or 75% of your home value. The "home value" is determined by a computer model the banks use.

If you read the small print of your agreement the banks have a right to pull this at any time the home value reaches a certain amount and they can immediately freeze your ability to use this line of credit.

Turmoil in the banking industry will cause even further tightening of credit for Helocs over the next 24 months as they sort out the sub-prime mess and capital issues.  Just be aware that this instrument to gain funds may not be there for a while!

Zig Zag Riverfront Cabin
