Cold Snap Coming to Mt. Hood Area-Winterization Tips

We made it through Thanksgiving with minimal snow on the slopes and the weather folks have the warning signs on for a cold snap that is heading our way next week. It begins on Monday and will be with us through the week, even into next weekend. Home and cabin owners in the area should take preemptive measures now to contain the possible freezing pipe caused water damage that we have see in years past when the temperatures are way under freezing for extended periods of time.

Mt. Hood Christmas Tree and Bough Permits are On Sale

It's that time of the year where many folks head up to the Mt Hood Forest to cut their own Christmas trees. Permits are available at many locations and are only $5.00 per permit with a limit of five per household. The height limit is twelve feet unless you pay a little extra.

This past opening weekend for skiing at Mt. Hood Meadows and Timberline lacked a bit snow to really bring out any crowds. The forecast this week doesn't bod well for skiers and boarders but Thanksgiving travel looks great compared to the rest of the country! 

Local businesses and ski areas love Thanksgiving and lack of snow on Mt. Hood creates a difficult economic scene for local merchants in Welches and Government Camp. Check out the balmy weather for the rest of this week.

It could be the perfect week for day trips to Mt. Hood to tour Timberline Lodge, visit the Mt. Hood Brewery for some famous Ice Axe, or hit the links at the Resort at the Mountain! For evenings there's always live music at the Skyway. Have a great Thanksgiving!

Big Number for Real Estate Sales for October 2013

This fall continues with record numbers of sales totaling nineteen for October 2013! This has been a spectacular number of closings and the most we've seen in five plus years.

Three of these sales were distressed either foreclosure or short sales. Five sales for Government Camp this month including two condos! After a complete drought of Condo sales for Government Camp over the past three to four years with low prices and lots of distressed sales there's finally some serious movement in this market!

RMLS has released the sale info for October 2013 for Mt. Hood and we're still rocking with nineteen closed properties in that month! You can tell some of the lingering inventory has finally gone away with many short sales finally coming to fruition. A whopping average of 242 days on market for these 19 sales! That is a long marketing time. The government shut down for two weeks put many buyers on hold as things were sorted out so it caused quite a dent in the pending sales department down a total of 40% from last year at this time. Now is the time to take advantage of these still super low interest rates!

Government Camp Real Estate Market Improves in 2013

Great news for Mt. Hood's Government Camp property owners for 2013! After a fairly weak market over the past several years the bubble hang over is finally over. Higher end sales of homes in the area have finally taken off. Second homes buyers have come to the table to purchase several ski chalets and luxury homes over $400,000 with the majority of the sales in the Alpenglade  subdivision. First Time Home Buyers

If you are a first time home buyer or a buyer with minimum down payment pay attention to recent news concerning Fannie Mae. Currently you can get a mortgage with 3% down. Many buyers have applied for a conventional loan with 3% down vs. an FHA loan due to the high upfront PMI (Private Mortgage Insurance) required by FHA.  FHA loans have been losing out to Fannie Mae conventional loans due to PMI.

This November Fannie Mae will be increasing their down payment requirement to 5% instead of 3%. If you get your approval now and close by March 15th you can still get the 3%.

The mortgage insurance on Fannie Mae loans tends to be lower than the FHA insurance but that is dependent upon your credit scores.

So, the bottom line is if you are buying and want to get the best deal for a 3% down payment, you need to act NOW. See your mortgage professional for addition details.
