It's that time of the year when log home lovers and historians flock to Mt. Hood and come to see the works of local builder John Steiner. During the cabin tour you will learn about the work of this Mt. Hood artisan who build many area log cabins. Tour the cabins and meet the owners. Tour will be August 9th this year. Here are stats from RMLS showing the second quarter number of distressed sales in the Portland Metro area. The Mt. Hood area from Brightwood to Government Camp currently has six distressed sales including five bank owned properties and one short sale for a Collins Lake Condo unit. 

In my opinion, several of the bank owned properties currently for sale are properties that would never receive financing in today's strict lending environment. They were likely refinanced or purchased during the bubble and now in todays' lending arena these homes have problems that will be challenging to fix or overcome. As with any foreclosure, buyer beware. No representations from the bank requires major due diligence.

June 2014 Sales Continue Mt Hood Sales Pace

The pace for number of sales continues through June with 19 closed properties! Here are the 19 sales for the month. Total sales for the first half of the year hit 94 which the mountain market hasn't seen since the bubble surge with sales topping over 300 for the year. It's the road to stabilization of the mountain market in 2014.

The recent numbers are in from RMLS for June 2014 on Mt. Hood. Here is the recently released chart of sales and information for the Mt. Hood area

June numbers are standing strong with 20 closed transactions for the month! A surprise is that pending sales in June compared to the year before at this time were down nearly 23% this month. Another surprise is the marketing time of 204 days for the properties which closed this month. Once again we are flushing out inventory and working on getting on a normal market. Different pricing points have much better inventory levels which will cause prices to stabilize and appreciate than others. 

 

Anyone traveling along the Mt. Hood Corridor between Rhododendron and Government Camp to Bend and other East side destinations will need to be ready for delays due to the Mt. Hood Highway Safety Project slated for this summer and fall.

What are the projects?

*Blasting to widen the highway and building a retaining wall to prevent rocks from entering the highway

*Paving 8 miles of road

*A concrete barrier to the road will be installed from above Kiwanas Camp Road to the big curves at Mirror Lake.

What does this mean for locals and travelers coming in to the area?

*Potential one hour delays between 5:30 and 7:30 PM. on Monday through Thursdays while blasting occurs. There potentially will be temporary closures for the trails at Mirror Lake also during blasting. Delays may not take an entire hour. The exact times have not been determined. No work on Sundays and holidays. Work will end in November.

*Intermittent traffic delays of 20 minutes during the entire period of construction reducing the travel lanes to one lane in each direction.

*Lots of truck traffic will be on the roads hauling away the blasted rock.

Timberline Rim Home Sales are Up in 2014

One of the more popular areas in the Mt. Hood area is Timberline Rim a subdivision that wraps around the Sandy River in Rhododendron and Brightwood. After going through many foreclosures after the last couple of years, the area has stabilized and equities increased allowing the foreclosures to diminish to a trickle and owners who have been waiting to sell have seized their opportunities. The low HOA of $200 per year make Timberline Rim an attractive alternative to other options in the area. Amenities include a swimming pool open during summer months, tennis court, hoops for basketball, a lodge for meetings and movies, foosball table and pool table too. Common areas bring access to all residents for easy access to the Sandy River. 

The proximity to hiking in the Mt. Hood National Forest, mountain biking at the Sandy Basin Park located just down the road are excellent easy access recreational opportunities. Near by is a 27 hole golf course at the Resort at the Mountain and don't forget year round skiing about a half hour away at Timberline Lodge!

May Sales Surge on Mt. Hood

Record breaking sales for the month of May bring us into the strongest selling season of the year. We have 21 closed sales for the month bringing the strongest totals in many years. Pending sales are up 100% compared to May 2013. Pent up demand, screaming great interest rates and plenty of inventory is pushing sales numbers up every month. I'm forecasting a super busy summer selling season!
