Looking for the number of Mt. Hood real estate sales for November 2011? The latest numbers are in for the month. Although not as strong as the last two months, there are still many pending sales in the pipeline. Pending sales are meeting many challenges from difficult financing to low appraisals. Here are the sales for October on the mountain from Government Camp, Welches, Brightwood and Rhododendron. A total of 13 sales for the month brought an excellent month of activity. Believe it or not, FIVE Mt Hood National Forest cabins sold this month, the most for the entire year. Only one foreclosure in the bunch, although more are coming on the market! The balance of the properties were spread out over all four areas including one sale in Government Camp and one in Timberline Rim. I suspect November numbers will be comparable. Activity and historically record breaking interest rates present THE BEST buying opportunity in our lifetime! Make this the ultimate time to make your Mt. Hood real estate purchase!

Real estate sales for Mt. Hood were excellent in September with nine closings for the month. These sales were likely put together in July and August for a September closing. Here are the numbers from the multiple listing service showing year to date results for Government Camp, Welches, Brightwood, and Rhododendron.

June was pretty amazing compared to the first five months of the year in monthly sales. Government Camp, Welches, Brightwood and Rhododendron hit a whopping eleven sales for June. Residential sales totaled 39 for the year with the addition of these 11. That total is no record breaker of course and here's hoping better weather and more buyers come out and take advantage of this inventory the second half of the year.

Market activity for the month of May has been reported to multiple listing service for Government Camp, Welches, Rhododendron and Brightwood. A total of four sales for the month of May.

From the numbers above you can see year to date, pending sales are down nearly 24% from the year before. This makes for a very competitive marketplace for sellers. Buyers can pick and choose to their hearts content. It's the perfect time to buy while rates and down and costs are low for buyers. Even if prices go down further, this is the best time to purchase while the cost of borrowing is low.

The multiple listing service has just come out with the market stats year to date for area 153 comprised of Government Camp, Welches, Rhododendron, and Brightwood. Pending sales were down nearly 50% compared to this same month last year. Year to date we are down just over 25%. Sales might be down due to the artificial stimulus of the first time home buyer credit from last year. This pushed many buyers forward into the year creating a void of buying over the summer months.

Oddly enough I would think buyers would be rushing in to take advantage of these interest rates and the high level of selection currently available on the market.

March fell short of the prior two months in total sales on the mountain. Five sales were closed this past month and all were distressed. Two of the sales were FHA financed, two cash and one conventional mortgage.

The RMLS has just released the "market action" for our mountain area for Government Camp, Welches, Brightwood and Rhododendron listings and sales. This chart compares sales, listings and compares last year from this year at the same benchmark time.

Two numbers jump out at me in the stats. One is the increased marketing time for a sale and secondly the pending sale numbers down nearly 50%. We have historically low interest rates, excellent affordability levels yet buyers are not coming in to swoop up the deals. Some of the biggest names in real estate are saying this is the best time to buy property that we will see in our lifetimes. I'm speaking of Donald Trump, Barbara Corcoran, and John Paulson (who predicted the housing bubble).

Buyers should be jumping in and taking advantage of this time before interest rates creap up. Predictions are that they will hit 5.4-5.7% by the fourth quarter!

Sales are down compared to this time last year. Nationally, sales are also down. Marketing times are longer with an average between the eight sales at 205 days.

The Portland Metro RMLS has sent out the latest sales for May 2010. Here are the stats:

The numbers tell the story. Lots of inventory coming on to the market for summer with 36 new listings in May! Although this chart tells us there were six sales, there were actually seven. Pending sales are up compared to last year at this time with a 50% increase. The majority of these pending sales are foreclosures under $200,000.
