October Mt. Hood Sales Top 26 for the Month

Fall sales are plugging along at a steady pace following the summer of activity. October saw 26 sales closings which likely were a result of August and September's activities. Each new listing that hits the market sees a flurry of activity sometimes resulting in multiple offers.

Recent RMLS statistics show a decline of nearly 26% comparing October 2016 to October  2017 and a total of a 15% decline year to date. This decline can easily be explained  by a lack of inventory in the market. Less homes to buy, less sales. 

Lets take a look at pricing points available in the November market for single family detached homes for sale. There are 49 available properties. About 25% of our current inventory is under $300,000! This is why people believe the market is slowing but not really, it's because of a lack of inventory.

Don't you just love the irony of today's quote? Steinem implies that simply separating people into two categories is too simplistic, but at the same time, she uses that very same technique to convey her meaning!
 
Learning what something is by defining what it is not has been an age-long practice in education. It's hard to understand light without knowing darkness. How could we appreciate quiet without suffering through loud and constant noise?
 
While dichotomies or contradictions help us in our understanding, it's very dangerous to define everything we experience in this way, that it's simply one way or the other. Is every declaration either true or false? If so, what do you make of the next two sentences?
 
The following statement is true. The preceding statement is false!
 
Okay, all philosophical joking aside, it's easier to categorize the world into "is" and "is not," but we also realize that there are "shades of grey" between the black and the white. If we always expect people to act in just one of two ways, we're in for some nasty surprises.
 
This world cannot be divided into two kinds of people, no matter how simply you look at it. Can we say that if you make war, you must hate peace? Or that if you love peace, you must not make war? This isn't politicizing - it's a simple observation that we all have within us the capacity for understanding and appreciating not both sides of a situation, but ALL sides.
 
By avoiding generalizations that reduce everything said or done into good or bad, we open ourselves up to varieties of interpretation that allow us to make truly educated decisions. Sure, it's more complicated and challenging that way, but it keeps us from morphing into the very stereotypes we’re trying to avoid. Vive la difference!

Mt Hood National Forest Project Applications

If you are a cabin owner in the Mt. Hood National Forest, please be aware that projects to your cabin must be approved ahead of time. Here is  a recent announcement from the Mt. Hood National Forest Homeowner's Association:

2018 Cabin Projects: If projects are slated for 2018, such as a new roof, window or deck replacement, repainting or staining, owners were advised to submit their request(s) to the Forest Service between August 15 and November 15, 2017, for approval for next year.

Mt. Hood Summer Sales Boom!

Mt. Hood summer sales boomed with 20 closed sales for the month of August! Believe it or not there were a few sales under $100,000 which is nearly unheard of these days. 

Mt. Hood National forest service cabins dominated the closings with seven sales! One cabin broke all sale records for a price of $337,000! Cabins maintain their popularity on the mountain for their uniqueness and pristine settings which can't be matched by any other properties in the area. 

On another note, Timberline Rim prices are escalating nicely. There's a lack of inventory and with the Rim having a more affordable pricing point, many folks are opting to purchase here for full time living and as a vacation spot.
