Timberline Rim Sales Are Up

Timberline Rim is a subdivision located along the Sandy River. It strides the river with a small portion on the South side of the Sandy River and the majority of the subdivision on the North side of the river. Since the real estate bubble burst sales had slumped in the Timberline Rim development.

The "Rim" as it's know locally, is one of the more popular areas on the mountain. Primary and second home owners enjoy the amenities of the swimming pool in the summer, paved streets, a lodge, and the convenience of community water and sewer. The Rim has some of the most affordable home owner's association dues on the mountain. Sales have picked up over the past year with seventeen homes closing! Only three of those sales were bank owned properties and one short sale. This bodes well for 2014 real estate in this area. Mt. Hood Express

If you haven’t noticed there’s a new bus in town. It’s called the Mt. Hood Express and it’s a new and exciting addition to the mountain. Great things are happening in Clackamas County and a recent Federal Lands Access Program grant of $476,000 has expanded the old Mountain Express, which expired in 2013,  to an even  bigger and better option for residents, workers and tourists to get to Government Camp and Timberline Lodge at a very affordable rate. The collaboration between Sandy, the Mt. Hood National Forest and required private grant match funding with the Resort at the Mountain, Ski Bowl and Timberline make the $2.00 ticket very affordable. 

Transportation to the mountain has evolved over the years but it's always been a challenge with a challenging road to Timberline and today's clogged roads and limited parking. Old School transportation was the Skiway. See the video below of the tram. The Skiway tram was built in the 1950's and loaded passengers on a tram bus that cabled up to Timberline Lodge starting at today's Thunderhead Lodge.

What closed on Mt. Hood in January

Sales are in from January 2014 for the mountain area. Good news on the higher priced end with four sales in the $300,000 range. More great news is that they were all in the Welches and Rhododendron area vs. Government Camp. This bodes well for this pricing point to start off the new year. Last year around 26% of sales were over $300,000 on the mountain with the majority of the higher end sales in Government Camp. 

Mountain sales hit the entire spectrum last month from subdivisions including the Resort at the Mountain, Timberline Rim, Zig Zag Village and one Condo at Fairway Estates. Only one forest service cabin closed.

Despite sub-freezing temperatures at the beginning of February and our resent monsoon rains, this President's weekend brought a huge crew up to the mountain to take advantage of the new snow. Better late than never! This week should be an exceptional one for skiers and boarders!

Sales are out for January on the mountain. Considering we had tons of sun and accessibility was good, closed sales continued into January after an exceptional fourth quarter for 2013! Our pending sales are holding steady and up from last January. The total market time is still showing a high number of days reflecting that we are still working on older inventory that is moving. 

News stories abound on lack of inventory but the mountain still has plenty to choose from and we expect a robust year with new listings coming on the market as we head towards spring. Continued low rates make purchasing right now an exceptional time to buy a home. Most expert predict we will see a full percentage point increase by this time 2015. This could easily increase a payment by $200 per month!

December Sales Take off in 2013

A fantastic year for real estate on Mt. Hood brought a strong finish for December with fifteen sales last month. Four forest service cabins closed and a couple with unbelievable prices under $60,000! Three manufactured homes changed hands, two condos-both in Fairway Estates at the Resort at the Mountain, and two Government Camp properties. 

Calls are coming in from sellers now gearing up for the 2014 selling season. It should prove to be another great year on the mountain with lots of bargains to be had and continued low interest rates. All predictions are that by the end of the year rates will be up an entire percent as the Feds continue to "TAPER" the pumping up of the economy. Now is the time to buy.

Mt. Hood December Sales Soar

December sales rounded off the year with 15 closings for the month! This brought the mountain sales totals for 2013 up to 156 sales. We are happy to see these numbers after climbing out of the slow recovery on the mountain since the bubble times.

You can tell by December's numbers with pending sales up 180% from a year ago that things are improving in our area. Last December was a bit bleak compared to this year. Don't be deceived by the average sales price change of 13.7% for the mountain. Due to some higher end sales, mostly in Government Camp, this number is eschewed to make things a bit rosier than they are for Welches, Rhododendron and Brightwood. The lagging Government Camp market has seen some life in the embers and it's reflected in this chart.

January looks as promising as December. Despite the lack of snow, accessibility for showing homes is exceptionally good for this time of year and many buyers are out to make their purchase now before interest rates climb and purchasing power will be affected. Acting now before rates go up, which are predicted to be nearly a whole point by the 4th quarter would be a good move!

November 2013 Sales for Mt. Hood Skyrocket this Fall

November closings for 2013 continue to ROCK on the mountain with eighteen closed sales for the month! Government Camp sales really pushed numbers up with three Collins Lake Condos closing. Plus, three single family residential home sales at the higher end of the pricing point. Two of the three were in the Alpenglade subdivision hovering at the $700,000 mark and one was new construction in the subdivision on the Ski Bowl side of the hiway 26 called Tyrolean Meadows. This new construction home, built by the developer of Tyrolean Meadows closed at $630,000.

Three forest service cabins closed. Two of these cabins were under $50,000! These are unheard of prices that we haven't seen in decades. I'm not kidding. We haven't seen a cabin sell in this price since the 1980's.

Three distressed properties, foreclosures or short sales, also sold in November. To complete the total, two land sales also closed!

Big Number for Real Estate Sales for October 2013

This fall continues with record numbers of sales totaling nineteen for October 2013! This has been a spectacular number of closings and the most we've seen in five plus years.

Three of these sales were distressed either foreclosure or short sales. Five sales for Government Camp this month including two condos! After a complete drought of Condo sales for Government Camp over the past three to four years with low prices and lots of distressed sales there's finally some serious movement in this market!

Numbers are out for October 2013 Real Estate Sales on Mt. Hood

RMLS has released the sale info for October 2013 for Mt. Hood and we're still rocking with nineteen closed properties in that month! You can tell some of the lingering inventory has finally gone away with many short sales finally coming to fruition. A whopping average of 242 days on market for these 19 sales! That is a long marketing time. The government shut down for two weeks put many buyers on hold as things were sorted out so it caused quite a dent in the pending sales department down a total of 40% from last year at this time. Now is the time to take advantage of these still super low interest rates!
