Mt. Hood November Real Estate Sales

Multiple listing service just came out with sales info for November on the mountain. A shrinking inventory with only 55 total listings on the market shows prices will rise in 2017 unless new inventory comes on the market. 

 The average sales price is inching up. There’s only eight properties currently on the market under $200,000 and half of those are on leased land. Since leased land cabins are cash only that doesn’t leave much inventory for buyers who need to obtain a mortgage for purchase. 

 Twenty one home and cabin sales closed in the Mt. Hood area. Seven of those were Mt Hood National Forest cabins. All were under $200,000 and driving the sub $200,000 market. The balance of sales were scattered through Timberline Rim, some near the Resort at the Mountain and the rest scattered through other mountain neighborhoods. 

 Three lot parcels closed this month. The interest in land and acreage has increased substantially this year as inventory is depleted and many people are realizing the scarcity of Mt. Hood properties will continue with the pressures of the Portland Metro population putting higher demand on vacation homes that are easy to get to. Our Mt. Hood area is very well developed and future growth is restricted by the bordering National Forest and large timber parcels.

It’s the best time to buy while prices are still affordable!

Thanksgiving Travelers Be Prepared for Snow!

There's a nip in the air and the hot chocolate is going out the door on Mt. Hood in preparation for lots of snow coming our way. Direct from KOIN News weather you can see the accumulations at each elevation. Government Camp is at 4,416 feet so expect over two feet at that location! The bottom of the hill at Kiwanis Camp Road (Forest Service Road 39) off Highway 26 is about 3,200 feet.

Mt. Hood Real Estate Sales for October

As we head into fall, the past month of October was still packed full of pending sales and 20 completed sales, probably finishing up summer contracts that have been going through the mortgage process. I'm warning buyers and sellers that some transactions are taking 2 to 3 months to close due to extensive appraisal waiting times. 

October saw higher sale prices making the average sale price $326,700 for the month. Closed sales for the year so far has hit 171! With only 60 active listings the inventory is thinning quickly with continued high demand and low supply. Interest rates are inching up after the election results so any first time home buyers should make their move now!

Are you ready to do some fishing on Mt. Hood or in Oregon? The Mt. Hood area has some beautiful rivers, creeks and mountain lakes from the well known Salmon and Sandy Rivers to Trillium, Timothy and Lost Lake. If your up in our area there's always the Fly Fishing Shop in Welches that has supplies, lots of info and guides for hire.  For kids there's the Rainbow Trout Farm on the East side of Sandy. Lots of great fishing in the Mt. Hood National Forest too!

The Cabin Fee Act

On of our top selling properties in the Mt. Hood area are the National Forest cabins in the Cascade foothills along many rivers and creeks near Rhododendron and Government Camp. The recently passed  Cabin Fee Act and has now instilled new forest policy for when a fee will be charged for a change over in the forest service permit. As a buyer of a forest service cabin in the Mt. Hood National Forest this charge will be a part of your closing costs for your purchase.

Mt. Hood National Forest cabin sales once again took off with four completed in November. It seems this year more cabins sold at the first half of the year, summer time slowed down and then fall picked up again. 

Five creek front and riverfront homes sold. Any waterfront properties are the top sellers in our area. Two distressed properties were closed for the month. Although rarely do we have any distressed sales on the mountain any more. One or two to creep into the market

Next month I'll have total numbers for 2015.

The multiple listing statistics just came out for Mt. Hood sales for the month of November 2015.

November stats show 15 closed sales with the number of pending sales down 20% compared to November 2014. In December we currently have 16 pending sales so with the traditional holiday slow down I expect sales numbers to be close to the same for December's closings. 

There's no doubt 2015 has been the best year we've had for sales on Mt. Hood since the crash of 2008! Interest rates will begin to inch. The reality of low interest rates over the past seven years is going to be a major wake up call for anyone who hasn't experienced historically normal rates of 7 or 8%. 

I'm optimistic about 2016. Usually when interest rates begin to rise more buyers hit the market to take advantage of lower rates so we are expecting increased activity for 2016.
