Monday Morning Coffee: Inspiration For Today

by Liz Warren

INSPIRATION FOR TODAY:

"It's OK to build castles in the air . . .
so long as you build a firm foundation under them."

~ Henry David Thoreau

WANT TO ACCOMPLISH SOMETHING REALLY GREAT?

Ever dream of becoming a U.S. Senator? Want to become an anonymous benefactor of youth programs in your community? Want to rise to the top 1% of your profession? Inspirational artist D. Morgan puts it this way: "The impossible dream . . . isn't!"

So - how do dreams become reality? Once your dream becomes your passion, you can begin building the foundation that will support the eventual structure of your dream. Begin by reading and studying how others have achieved similar dreams.

For politicians-to-be, there are plenty of biographies that reveal the long road to election. For those who aspire to achieve peak earnings, mentors are plentiful. Hang out with, attend courses with, and "shadow" the real stars in your chosen field. Ask how they began their rise, how they blend their work and family, how they attract and retain clients and customers.

In most cases, you will find that the models you choose have also made hard choices. They have first adopted certain principles upon which their decisions are made. Their actions are congruent with those principles. They are not duplicitous in their dealings with others. Their "word is their bond." Their foundational character sets the tone for the structure of their dreams.

Finally, with the foundation in place - they just build. They create plans, they implement strategies to achieve those plans. They understand that their final success does not occur in one fell swoop. It is the result of many footsteps in the direction of their dreams.

So . . . go ahead and dream! Remember - destiny is not a matter of chance . . . it's a matter of choice!

Is This a Great Time To Buy a Home or What?

by Liz Warren

Lets face it, the media has beaten down buyer confidence in the housing industry to small sized orange juice pulp. It's the herd mentality again. The rush to Dot Com stocks, crash, the run to real estate investing, crash, and now the touting of "it's going to get even worse in housing"  syndrome.

Opportunities are passing buyers by right now. Historically low interest rates, a huge glut of properties and many motivated sellers? Sounds like a buyers nirvana to me.

Collins Lake Condos on Fire in Government Camp!

by Liz Warren

Thursday evening there was an explosion in Government Camp at the Collins Lake Condo complex starting in a garage of one of the units. Details and video may be found at this link through KGW:

There is no full time staffed fire department in Government Camp. Units came up from Hoodland (15 minutes away), Sandy, and Boring to fight this fire. It was tough due to a solid sheet of ice.

Government Camp is a vulnerable area for fire protection not only in the summer but winter too.

Wildwood to Wemme Safety Improvement Project

by Liz Warren

This meeting will give information concerning the future widening of hiway 26 in the Wildwood-Wemme area. There will be an informational meeting January 24th at the Mt. Hood Lions Club on Woodsey Way and US 26th at 24730 Woodsey Lane presented by ODOT-Oregon Department of Transportation. You can stop by between 4:00 PM and 7:00 PM for an informative open house.

The good news is that the project has a new name and is actually combining two paving projects, The new name is US 26: Salmon River Bridge to East LoLo Pass Road Project. Paving will be completed at both ends of the project so traffic distruption will be at a minimum for local residents and travelers.

Mt. Hood Area Real Estate Appreciation Numbers!

by Liz Warren

The numbers are in for 2006. Take a look at the mountain's appreciation over the past thirteen years. National news doesn't sound good for the real estate markets but with steady numbers like these the Mt. Hood market is maintaining fairly well.

Naturally there are market segments which can be taken out of these figures to give a more realistic picture of true appreciation but on the whole, we are maintaining very well compared to other areas rampant with foreclosures and pricing pressures bringinig values down.

Newer Log Home On Acreage Hits Market

by Liz Warren

Hit the brakes! This is a great property on 4.77 acres of land near Sandy. It's close to town but has a very private setting. There's over 3700 square feet of living space. Wood from floors to ceilings and radient heat make this a warm and cozy home. There is a river rock propane fireplace in the living room and master bedroom.

I love the gourmet kitchen with skylights, island, and tons of cabinets. A breakfast bar is handy too. There is a convection over, electric overnand a gas stove for cooking.

The home has an attached oversized two car garage, a handy laundry room, huge deck off living room for outside barbeques. The main level bathroom boasts a clawfoot tub and pedistal sink. All bedrooms are on the main floor.

A sturdy steel shop which is 20 X 40 has a concrete floor. This would park your RV or boat.

The sellers enjoy a garden area, fruit trees and tons of berries!

Market Statistics for Mt. Hood

by Liz Warren

Mid February has shown an incredible slowing of listings and sales. Only two properties have closed this month and inquiries are down. On the other end of the spectrum, listings are not exactly hitting the market. It just seems to be a total slowing of the entire process. Interest rates aren't bad at all but with the home equity faucet turned off, spending is down and sales have drastically slowed down.

What kind of a Market does the Mountain have?

by Liz Warren

There's a lot of talk of doom and gloom out in the media of massive foreclosure rates, mortgage fraud, over saturated markets and other issues.. Recently the National Association of Reatlors is seeing stabilization in the national market with some areas still trying to absorb the excess inventory.  Let's face it, real estate is a "local" market and can't be dictated by sweeping "national trends". Take a look at current statistics for area "153" the mountain market straight from the Multiple Listing Service. This area serves statistics  from Cherryville Hill (half way between Brightwood and Sandy) to Government Camp.

The market has a general two month supply of homes. Naturally, many sellers take their homes off the market in winter thinking there are few buyers but recent listings with multiple offer situations prove that there are many active buyers waiting for any new listing to hit the market. Rates are fantastic and with predictions of nearly 7% fixed rates by the end of 2007, NOW is a GREAT time to BUY or SELL!
