Mt. Hood Area Inventory Levels

The Portland Metro area inventory is at a five year low according to the multiple listing service. Month supply of home for April was 4.7 months. This is the buzz about "listing inventory" shortage in Portland.  Take a look at Grant and Wallowa County though with over three years of inventory to sell. Yikes! 

Mt. Hood Area inventory of residential homes are at a 13 month level. Lots of inventory to choose from and to take advantage of these historically low interest rates!

Market Action for Mt. Hood Area April 2012

The recent Market Action from the Portland metro real estate service has shown that the number of sales for the year is holding steady. For the third month in a row sales are in double digits for the mountain! April saw 10 total sales for the month. The biggest surprise is that half of these sales were condos.

Mt. Hood Shadow Inventory

Every wonder about how much "shadow inventory" is on our mountain? Realty Trac, who tracts foreclosures nationally, says Oregon has 19 months of bank owned inventory that has not hit the market. Nationally the number is closer to 16 months. A recent article on Oregon Live, the Oregonian paper on line, presents an interactive map of the greater Portland area by zip code with numbers of foreclosures.

Collins Lake Condo Sales for Government Camp

Two recent Condo sales in Government Camp's Collins Lake are showing prices may be stabilizing a bit. Recent foreclosure sales dipped as low as $158,000 over the past year but two recent sales this past couple of week show there's demand. The last foreclosure listed received multiple offers (final price was $225,000)  for the interior end unit. Both were financed with conventional loans with sales prices of $225,000 and $280,000!

Numbers are out from the Regional Multiple Listing Service for the Mt. Hood Area. March 2012 statistics are listed in this chart: New listings are coming on the market fairly quickly as we foresee a very competitive summer coming up this year. Pending sales are way up from a year ago likely reflecting the investors and second home buyers scooping up great homes with incredible prices. Market times are still quite long with 182 day averages for current month sales. With Mt. Hood foreclosures making up 50% of sales this month, the impact on pricing will be downward with more foreclosures hitting the market this year. Oregon has 12.5 months of shadow inventory to get through. (see below RMLS chart)

March Sales Numbers are in for the Mountain Area

Market statistics are in from multiple listing service for area 153 which covers Government Camp, Welches, Rhdodendron and Brightwood. March was a very active month for closed sales totaling 12 sales. Fifty percent of those sales were foreclosures. Take a look at the numbers from NAR. In February the national percentage of distressed sales was hovering at 34%. As the backlog of foreclosures enter the market this year it's likely the national number will go back up towards 40%. Mountain sales for the month are listed below this graph.

Twelve sales. Five were cash and two purchases were USDA loans. This would be homes for primary home use and income limits to qualify for this type of loan.

Mt. Hood Cabin Sales

Mt. Hood National Forest Cabin sales hit a total of five over the past four months. Despite the colder weather of winter we saw buyers ready to purchase, mostly with cash, in todays Mt. Hood real estate market.  Many of these national forest cabins had been for sale over a year so the pricing points were finally hitting the area where buyers were ready to take action. Mt. Hood cabins are located on leased land and are not available for traditional bank financing. Tightening of credit had pinched off some alternative sources of cash for buyers of these charming cabins. Although prices for sellers have taken a big hit like all real estate, a Mt. Hood cabin is a wonderful choice for a second home on Mt. Hood. The pristine settings on Zig Zag River, Camp Creek or Still Creek in Rhododendron and the Government Camp area make for a wonderful natural setting for a getaway.

The local multiple listing service has just released statistics for sales in the Mt. Hood area covering Government Camp, Welches, Rhododendron and Brightwood. This sales chart gives cumulative information from this year compared to last at the same time. It also shows how many listings are on the market and how many sales occurred this month, days on market and other information.

The multiple listing service has just released the Mt. Hood real estate sales information for the month of February 2012. This sales area covers Government Camp, Welches, Brightwood and Rhododendron. A huge improvement over January's numbers brought a total of ten sales for the month!

​Sales included three foreclosures, two forest service cabins, and one Government Camp home.

Sales are increasing in numbers and this should bode well for sellers this year. Prices in our area have not stabilized nor increased.
