Timberline Rim Sales Are Up

by Liz Warren

Timberline Rim is a subdivision located along the Sandy River. It strides the river with a small portion on the South side of the Sandy River and the majority of the subdivision on the North side of the river. Since the real estate bubble burst sales had slumped in the Timberline Rim development.

The "Rim" as it's know locally, is one of the more popular areas on the mountain. Primary and second home owners enjoy the amenities of the swimming pool in the summer, paved streets, a lodge, and the convenience of community water and sewer. The Rim has some of the most affordable home owner's association dues on the mountain. For an update on what's happening in Timberline Rim, visit www.timrimcommunity.org  This site provides handy contact information for board members, HOA, water system info.

Sales have picked up over the past year with seventeen homes closing! Only three of those sales were bank owned properties and one short sale. This bodes well for 2014 real estate in this area. Currently there are three Rim homes pending and five available for purchase. Check out today's inventory of Timberline Rim homes for sale.

Here's a quick look at the seventeen sales for the Rim.

Timberline Rim Appreciation and Sales Info

by Liz Warren

Timberline Rim is the largest subdivision on the mountain. The community of owners are mostly full time occupants who either work locally, commute to a job, have retired, or  own a vacation home.

In comparing sales over the past year (1/13/2007-1/13/2008) to sales for the prior year (1/13/2006-1/13/2007) we see approximately 4% appreciation. The average sales price moved from $246,382 to $257,227 in that time frame. That's the good news. The tough news is that sales have declined 44% for the same time periods. Days on market have increased too from 66 days to an average 80 days. The past year averaged just over one Rim home selling per month where as the prior 12 months recorded a whopping 29 sales over the prior one year period.

Current inventory of Timberline Rim sits at 11 homes for sale.
