July 2016 Sales Numbers for Mt. Hood From RMLS

July sales numbers are in to multiple listing and here is how the month stacked up against 2015 and year to date. Pending sales are up 28% over July 2015! With this past month's sales closing we see a total of 101 year to date. Shorter days on market with a 42 day average is a big improvement. Buyer demand has been high. Many buyers are searching for waterfront which is in major shortage for 2016. Sellers with waterfront are getting top dollar for their properties. The majority of waterfront buyers have moved from deeded properties to leased land where this is a small supply of cabins. 

Closing times for lender purchases are taking lots of extra time to complete. Sometimes up to 60 days due to the Northwest appraiser shortage. Buyers and sellers are frustrated with the time frames. More rural properties outside of the urban growth boundary are suffering the most with 6 to 8 week appraisal time lines. It's at a crisis point for the real estate industry. Patience is the word of the year in getting properties to close on time with current appraisal challenges.

The latest RMLS sales statistics are in for the Mt. Hood area. Numbers are showing fifteen closed sales for the month of June, 2016. Activity is at a booming pace right now with occasional multiple offers depending on the property or price range.

BIGGEST CHALLENGE right now for financed properties: APPRAISALS. Lenders are having a nearly impossible time getting appraisers to come to the mountain and complete appraisals. The pace and appraisal business in Portland is in so much in demand that coming to Mt. Hood is frequently turned down for easier jobs closer to the urban core. Count on a good 30 days before you'll see an appraisal for a bank loan and that may not include the "due time" back to the lender-an additional 7-10 days. 

Delayed closings are becoming the norm for our area and that is brutal for buyers moving from far away and sellers timing their new purchase and move. I receive multiple calls in a week from mortgage brokers, banks and AMC's (Appraisal Management Companies) begging for names of appraisers. Welcome to the Mt. Hood summer market!

Government Camp Condo Sales

2014 was the year of the Condo sales in Government Camp. Condo sales hit a total of 27 last year and 23 of those were in Government Camp. The majority sold in Collins Lake, a very popular facility with pools, hot tubs, hiking trails and easy access to Highway 26 for a quick trip to the slopes. There are six Collins Lake Condos for sale today. If Government Camp isn't the landing spot for you, several units in Welches near the Resort at the Mountain might serve your needs. 

Grand Lodges was also a hit with buyers. Five units changed hands in 2014. These luxury units are just before Collins Lake on the loop with underground parking and concierge services. Nearly all units overlook Collins Lake making a very scenic setting from the decks. Owners are also able to rent their units out through the Collins Lake office next door too. 

If you are thinking about purchasing either one, Collins Lake or Grand Lodges, taking a test drive with a rental is a great option for buyers for these units and easily done through the Collins Lake rental office. 

 

May Sales Surge on Mt. Hood

Record breaking sales for the month of May bring us into the strongest selling season of the year. We have 21 closed sales for the month bringing the strongest totals in many years. Pending sales are up 100% compared to May 2013. Pent up demand, screaming great interest rates and plenty of inventory is pushing sales numbers up every month. I'm forecasting a super busy summer selling season!

Government Camp Sales Soar

Which real estate market has seen a surge in 2014? I would have to say it's the Government Camp Condo market so far this year. Since January, Government Camp has led the way in the majority of sales over $300,000 on up for the Mt. Hood area real estate market.  Out of the 23 sales so far this year over $300,000, thirteen of those sales have been in Government Camp and the majority of those are condo sales. 

Leading the pack is Collins Lake of course. Equities have risen steadily with the improved market putting many sellers who purchased during the bubble back in the black so they can sell if they wish.

There were even two Grand Lodges sales so far this year with prices coming in at $495,000 and $569,000. The financing woes are over as comparable sales are plenty and the anxiety of getting condos to "comp out" for financing is gone.

Back in 2009 Government Camp only had eleven sales for the entire year! As skiers and boarders arrive for summer, and they seem to be here early with lack of snow in many areas of the country, we expect the summer market to pick up even more so we are gearing up for a big summer of sales. I expect this year to be the most sales we have seen since 2007.

 

 

Government Camp Real Estate Market Improves in 2013

Great news for Mt. Hood's Government Camp property owners for 2013! After a fairly weak market over the past several years the bubble hang over is finally over. Higher end sales of homes in the area have finally taken off. Second homes buyers have come to the table to purchase several ski chalets and luxury homes over $400,000 with the majority of the sales in the Alpenglade  subdivision. Since January these sales have closed.

March fell short of the prior two months in total sales on the mountain. Five sales were closed this past month and all were distressed. Two of the sales were FHA financed, two cash and one conventional mortgage.
