Mt. Hood Real Estate Sales in March

Mt. Hood real estate sales for March 2020 came in with a total of twelve closings. The sales run the gamut from a Mt. Hood Village cottage, two forest service cabins and two Government Camp chalets closing. The Covid-19 shut down will hugely impact our April sales. Many sellers are holding off putting their homes on the market till things open up a bit more. Current inventory sits at 33 properties for sale.

Mt. Hood Market Stats for March 2018

Mt. Hood Sales numbers for March have been released from RMLS. March sales hit a total of eleven. Average sales price of $360,800 for the month of March! This reflects the lack of inventory we have on the market. New listings are starting to emerge but not many on the lower end of the pricing scale. The break down of active single family homes falls this way:

A third of homes are under $300,000

A third of homes are $300,000-$400,000

A third of homes are over $400,000

There's ten Condo units currently for sale with the majority up in Government Camp.

Numbers are out from the Regional Multiple Listing Service for the Mt. Hood Area. March 2012 statistics are listed in this chart: New listings are coming on the market fairly quickly as we foresee a very competitive summer coming up this year. Pending sales are way up from a year ago likely reflecting the investors and second home buyers scooping up great homes with incredible prices. Market times are still quite long with 182 day averages for current month sales. With Mt. Hood foreclosures making up 50% of sales this month, the impact on pricing will be downward with more foreclosures hitting the market this year. Oregon has 12.5 months of shadow inventory to get through. (see below RMLS chart)

Mt. Hood Real Estate Sales for January 2012

The multiple listing service has just released the year to date chart for Mt. Hood home sales for January 2012. A recent Mt. Hood blog post showed a total of four sales for the month. From this same time last year pending sales are down around 16.7%. Don't be deceived by the average sale price for home sales in the Mt.Hood area, the data makes this an unusually high number in my opinion.

The numbers are in for Mt. Hood sales for December 2011. A rousing 12 total sales for the month making the fourth quarter of 2011 (33 sales!) one of the largest in number of sales for many years. Lets take a look at what sold in December.

BIGGEST NEWS is that Condo sales ruled the roost. Five units closed in December! Four of these condos were foreclosures giving big savings to buyers in the market. Two condos at the Fairway Estates at the Resort at the Mountain in Welches closed.

Government Camp had some serious action this month with one partial ownership (the first property listed below) sale, one Collins Lake condo at the lowest price we've seen yet  at $159,500. There was an unbelievable foreclosure price of $319,000 at the the luxury Grand Lodges complex.

Inventory is up in the Government Camp area. Sixteen condos and thirteen detached single family homes are currently for sale. Skiers have a multitude of choices for this season! Here are the most recent sales in the area over the past four months including two lot sales:

Sales are down compared to this time last year. Nationally, sales are also down. Marketing times are longer with an average between the eight sales at 205 days.

The numbers are in for January 2011. Six sales closed this past month. Only one foreclosure in the group. Most sales this month were second home buyers.

Here are the seven sales for the month of May in 2010 in the Mt. Hood Area. Two of these homes were foreclosures and finally, a forest service cabin sold!

Now that the Fed stimulous is over there is a major rush to close those deals by the end of June. This may have pushed purchasers into the first half of the year for buying and many experts predict a lag in July and August since many buyers took advantage of that tax credit opportunity. Even though this tax credit was extended into 2010, only one fifth of the numbers seen in 2009 took advantage compared to the surge of sales in 2009. Numbers are weak throughout the US for 2010 with new mortgage applications lagging and new construction sales down by 32% according to Reuters today.

What was the volume of sales on Mt. Hood including Government Camp, Welches, Brightwood, and Rhododendron at the height of the real estate boom? According to the RMLS multiple listing service our area had $76,354,000 worth of sales in 2005. That number produced 330 sales in the area. In contract, the 2009 sales volume hit $26,705,000 with 105 sales.
