Government Camp Alpenglade Lot Sells in July 2010

One of the very few remaining Alpenglade lots in Government Camp closed in July, 2010 for $230,000 cash. Lot sales have been few and far between with the slowing down of the real estate market. I am pleased to report that I was the marketing agent for this property.

 

Timberline Mountain Music Series is Cancelled

Music lovers on the mountain are disappointed to hear the news that the Timberline Mountain Music Series of free concerts has been cancelled this season.

Guess what! The forest service has received 4.25 million dollars of stimulus money. Some of this money will be used to work on the infrastructure of Timberline Lodge. Some of this work will be done this summer at Timberline therefore halting the concert series due to construction.

Government Camp and Leased Land Cabins

When doing an online search for properties many times the leased land cabins in the Mt. Hood National Forest will appear under Government Camp as a location. They aren't located in the traditional Government Camp area that we think of at the elevation of 3500 feet with a condensed community serviced by water,sewer and amenities. Clackamas county has designated an area "down the hill" from Government Camp as technically included so many forest cabins show up in your search. I believe the cut off area is on Road 28 and 29. If a cabin is in Government Camp they will be serviced by a separate phone company than Rhododendron residents.

Government Camp Sales Fall 2009

Traditionally the fall brings many buyers out who are looking for a great place to spend the winter weekends in Government Camp. Sales finally broke loose in the area with six over the past three months. There are an abundance of single family homes and Condo units still available.

Although two condo units sold in the last couple of months with one at Golden Poles and the other at Collins Lake, it is a buyer's paradise with twenty five full ownership condos currently for sale.

Mt. Hood Land Swap Update

The time frame for the land swap in Government Camp could take at least two to five years to complete according to the USFS. This was swap was passed in the Wilderness Bill by the Obama administration this year but the 64 steps of paperwork could take a long time.

Sen. Ron Wyden, Rep. Earl Blumenauer and Rep. Greg Walden are trying to get the head of the Forest Service to speed up the process. A "speedy" process at the Forest Service is two to three years. It will take around $2,000,000 to complete the process and the issue is money to do the work and fulfill the 64 steps the agency needs to complete.

For anyone who does not know what the land swap is, this is a trade between Mt. Hood Meadows LLC who own 770 acres near Cooper Spur, for 120 acres adjacent to the existing Government Camp boundaries to environmentally protect sensitive areas near Cooper Spur. This debate had been going on for over 20 years.

Eventually, there will be more land for building either single family or multifamily units in the Government Camp area as Mt. Hood Meadows acquires this land for development. The question is, how long will this process take and how quickly will Mt. Hood Meadows start the process for development.

The last four months of sales activity has been a bit on the slow side. Despite a nice sized inventory for sale, prices need to come down a bit to get this inventory moving. Here are the three sales.
